The Construction Industry Research Board says Orange County permits for single-family homes dropped

For example, Orange County's biggest landlords asked for an average rent of $1,578 a month last quarter -- a three-year high, according to market tracker RealFacts. This rent marker is up $72 -- or 4.7 percent -- in a year to the highest since the first quarter of 2009, by this math.
And that's got landlords back in the building business. According to apartment tracker Axiometrics, Orange County developers filed for 2,845 units of multi-family housing in the year ended in March. If that pace is kept for the year, 2012 will still be the busiest year for apartment construction since 2007.
Orange County's biggest complexes were 94.8 percent full vs. 95.1 percent in the previous quarter and 95 percent in the year-ago period, RealFacts says. Industry executives consider 95 percent occupancy essentially full, accounting for the normal in-and-out moves of renters and their own needs to keep a supply of product ready to rent.

Note: Rents for a one-bedroom, one-bathroom unit -- the most common apartment type in Orange County's large complexes was $1,355 in the first quarter, up 4.6 percent in a year. These apartments make up roughly 40 percent of all large-complex units.
The village includes 1,677 apartment homes just north of the I-5 at Jeffrey Road with rents ranging from $1,478 to $2,791. While the complex is not yet complete, Irvine Co. says 455 Cypress Village apartments are currently replacement parts for 1956 aljo travel trailer available for lease.
